We use a comprehensive screening process to ensure that your tenants are trustworthy and reliable. We verify employment history, credit score, and rental history to find the best fit for your property.
We handle all aspects of rent collection and financial management, including generating monthly statements and providing year-end reports. You can focus on your investments while we handle the rest.

We offer multiple ways for tenants to pay rent:

In partnership with Second Nature and our Resident Benefit Package, tenants receive time stamped air filters delivered to their door once per quarter. This creates convenience for them and ensures filters are changed regularly.
When rent is paid on time, tenant credit scores improve.
Tenants earn points with our partner Pinata. Points can be exchanged for gift cards at popular merchants.
When enrolled for free in our partner program, Gravy, tenants earn credits that can be used towards home ownership assistance.
We understand that emergencies can happen at any time. That's why we have a dedicated team available 24/7 to handle any urgent issues that arise with the property.
We value partnership. Do business with us because you want to. Cancel anytime with a 30 day notice (to ensure smooth transitions).
If we place a tenant that has to be evicted, we cover the legal and court costs for that eviction. You trust us to do our job. We stand behind our processes and policies.
We charge our management fee only if we collect rent.
We only charge this fee once every 12 month period, regardless of how many leases are signed for the unit.
Ex: Tenant moves in on Feb 1. We charge 35% of one months rent. They move 6 months later and we re-lease the unit. We don't charge the fee until the new lease renews or in the next calendar year. We want long term tenants and low turn and vacancy costs for you. We are not incentivized for turnover.
Flat charge per unit per month provides all standard maintenance labor. Details provided upon request.

Professional listing pictures as needed.
We negotiate contracts with all vendors to achieve an average of 20% savings. We pass along all but 10% of that to our clients. The mark up is not charged on utilities.
